Should I or Shouldn’t I???
It is advisable for a home buyer to ask for, and to pay for a home inspection. Yes, it is up to the buyer to make that decision. Since the purchase of a home often is the largest financial investment a person will make during their lifetime a home inspection is really a good idea, even though many home today come with warranties of a year or more.
When you have your inspection report, you can then decide what imperfections you can live with, and what repairs you as the buyer will want the seller to address to make the property acceptable to you. Keep in mind that if it’s a previously owned home some “wear and tear” should be expected.
Shopping for a home inspector is not the time to go bargain hunting. Often the highest priced inspector is not necessarily the best choose, but you can bet the lowest priced is not where you want to be either. After all, this is your home we are talking about here. You do want to check on the inspector’s qualifications and experience, and ask them for references.
Accompany the inspector during the inspection. This is a great opportunity to learn about the structural condition and the operating systems of your new home. If buying a newer home please don’t get caught up in the idea, that your new home is only a couple of years old, and any problems would be minor. Even brand new homes that have passed the mandated building code inspections are not guaranteed to be free of defects.
You as a buyer should want a thorough report on every aspect of your new home, including major structural components such as, framing, siding, roofing, garage doors and openers, insulation, chimneys, and the condition of all mechanical systems including water, water treatment, waste, electrical, hot water and heating/air conditioning.
During the inspection carry a notebook for notes and any advise the inspector may give.
